Moving in is a big day for both parties. Our goal is to facilitate a smooth transition while providing a positive experience. Walking through the property with the tenant has many benefits. It's a less invasive inspection than Pre-Leasing, yet still thoroughly documents the condition of the property at the time the tenant moves in. This report protects both the owner and the tenant, as it helps avoid future discrepancies in property condition.
Pre-Move-Out Inspections are designed to let the tenant know what is expected in order to have their full security deposit returned. Some tenants rely on their current deposit to secure their next residence. Walking through the property with the renter(s) lets us set expectations and gives the tenant a chance to ask questions.
This does not typically generate a report unless damage or violations have been discovered. If you do not have a previous report because this is a new owner property, then now is the best time to perform a Pre-Leasing Inspection!
Move-Out Inspections are more in-depth. Tenants do not have to attend this inspection, but can choose to and are encouraged to if they have any questions or would like to return the keys. If available, the Move-in report is compared to the move-out report. All discrepancies and new discoveries are documented and addressed in this report.
Do you have a solid tenant? A renewal inspection can help you answer that question. Receive a full report on the current condition of your property. This includes an exterior and interior walk through detailing the current conditions of the property. It also presents an opportunity for the tenant to alert property managers and owners of items that need to be addressed. This inspection can be requested by the owner at any time during the lease as a check-in.

We want our property owners to have peace of mind, so during a Move-In walk through, our trained professional will educate the tenants on common issues that may arise over time. We teach them what to look for and what to do in case of emergencies. Many after-hour emergency calls and major costly repairs can be prevented through this tenant education. We believe that this type of education is essential from a safety perspective, and it can even save lives.
